Brokerage firm NAI James E Hanson has completed the sale of a 20,000-square-foot office building in Mountainside and a lease for Amazing Vitamins in Carlstadt.
NAI Hanson’s Eric Demmers and Russ Verducci represented Amazing Vitamins, which leased 25,190 square feet of industrial space at 190 Jony Drive.
“We have continued to see substantial demand across industrial property types and sizes as a wide range of tenants search for quality opportunities within the market, particularly in well-located towns like Carlstadt,” Demmers said.
The Jony Drive site boasts a 102,012-square-foot industrial building minutes away from the George Washington Bridge, Routes 1, 3, 9, 17 and 46, and the New Jersey Turnpike. NAI Hanson said the property provides Amazing Vitamins the necessary space for its expansion in manufacturing and distribution capabilities.
Demmers and Verducci also represented Delaney Real Estate Holdings in the sale of 1139 Spruce Drive, Mountainside, to Jiljo Real Estate Holdings. The property is a two story office building located off of Route 22. Jiljo Real Estate Holdings said it was seeking space to allow them to grow their counseling business.
“In our current low-rate environment, more business owners are recognizing the advantages of owning a space versus leasing,” Verducci said in a news release. “As the supply of quality office buildings continues to lag behind demand, well-located assets like 1139 Spruce Drive will continue to attract a substantial interest from business owners looking for owner/operator opportunities and positions sellers to secure a premium price for their assets.”
NAI Hanson did not disclose financial details.
